York HVAC Repair in San Leandro

York equipment shows up in two places here: furnaces, air conditioners and heat pumps in homes, and rooftop units on small commercial buildings. Both are diagnosed by model, starting with which York line it is.

York heating and cooling repair in San Leandro covers gas furnaces in hall closets and garages, York air conditioners and heat pumps in side yards, and York rooftop units on shops and offices. The repairs themselves are often familiar, such as an igniter, a capacitor or a clogged drain, but York sells a conventional line and a variable-capacity, communicating line, and the two are tested differently. Identifying the line comes first, then testing, then a price before any work starts. We are an independent service company, not affiliated with York.

Affinity or LX: two repair paths

ControlsConventional thermostat wiringCommunicating, with Hx3 controls on many systems
Parts that fail mostCapacitors, contactors, fan motorsSensors, communication wiring, inverter and control boards

York gas furnaces, including high-efficiency models such as the TM9V, follow the same startup sequence as other modern furnaces: inducer, pressure switch, igniter, gas valve, flame sensor, blower. On a high-efficiency furnace a blocked condensate trap or drain is a common reason for a pressure switch fault, and a dirty flame sensor is the usual reason it lights and then shuts off. See furnace repair for the full list.

At home: what usually goes wrong

  • AC runs but blows warm air: a failed capacitor or fan motor on LX equipment, a dirty outdoor coil, or a refrigerant leak. More on this under AC repair.
  • Affinity system stops with an alert on the thermostat: usually a sensor, a communication wire or a board. The alert narrows the search, but the wiring gets tested before any board is replaced.
  • Heat pump frosted over on a cold morning: a defrost sensor or control, or low airflow. See heat pump repair.
  • Water near the furnace in summer: the AC coil’s condensate drain is clogged and the float switch may shut the system off.

York rooftop and package units

Many small commercial buildings run on York rooftop units: cooling, gas heat and the blower in one cabinet on the roof, with the ducts dropping into the space below. They have their own failure points:

What you noticeLikely causeWhat it usually takes
Space stays warm while the unit runsDirty condenser coil, clogged filters or a failed condenser fanCoil cleaning, filter change, fan motor
Weak or no airflow from the ventsBroken or slipping blower belt on belt-drive units, or a blower motorBelt or motor replacement
Hot or humid outside air pouring inEconomizer damper stuck open or out of adjustmentEconomizer and damper check
Water dripping through the ceilingClogged condensate drain or trapClearing the drain and trap
No heat on the first cold morningIgnition, inducer or flame sensor in the gas heat sectionTesting the heating sequence

Filters and belts on a rooftop unit need a regular schedule because the unit sits in full sun and wind and collects dust and debris. More on business buildings is on our commercial HVAC page.

What to have ready

  • Homes: the model and serial number from the outdoor unit’s data plate and from the label inside the furnace door, the thermostat model, and a photo of any alert.
  • Commercial buildings: the rating plate on the side of each rooftop unit, how many units serve the space, how the roof is reached (hatch or ladder), and who controls the thermostats.
  • When the equipment was installed and any registration paperwork.

The serial number usually encodes the manufacture date, which helps us judge the age of the unit and the warranty question.

Parts and warranty

LX equipment and rooftop units mostly use standard parts, such as capacitors, contactors, igniters and belts, and technicians carry common parts, so many of these repairs finish on the first visit. Affinity inverter and control boards and Hx3 components are York-specific: they must match the model and serial number, and we check availability before quoting. Covered parts keep the manufacturer’s parts warranty; residential terms usually depend on registration, and commercial equipment carries its own terms. Our repairs carry a 90-day warranty.

Local notes

In San Leandro, San Lorenzo and Castro Valley, York furnace calls come between November and March, and cooling calls on warm late-summer and fall afternoons. A yearly AC tune-up before the warm spell and a fall furnace check catch most problems before they turn into a no-heat or no-cooling call.

Questions people ask

Do you repair York Affinity systems?

Yes. Affinity systems use variable-capacity compressors and communicating controls, so we start with the alerts the system has logged and then test the sensors, wiring and boards before replacing parts.

Do you service York rooftop units on commercial buildings?

Yes. We repair and maintain York rooftop and package units on shops and offices, including the cooling, gas heat, blower, economizer and drain.

Where do I find my York model and serial number?

On the data plate on the side of the outdoor unit, on the label inside the furnace door, or on the rating plate on the side of a rooftop unit. A photo of each plate is enough.

Is my York part covered by warranty?

A covered part keeps the manufacturer's parts warranty. Residential coverage usually depends on registration, and commercial equipment has its own terms, so the model, serial number and install date decide it.
