Daikin equipment in San Leandro is mostly inverter-driven: ductless wall units, multi-zone systems with one outdoor unit and several indoor units, and ducted heat pumps and air conditioners. Inverter systems fail differently from an old single-stage AC. Instead of a burnt contactor, the usual faults are a sensor reading wrong, a communication error between the indoor and outdoor units, a drain problem, or dirt packed into the indoor coil and blower wheel — and the system usually tells you with a code.
Ductless and multi-zone Daikin systems
Daikin’s ductless range covers single-room wall units, multi-zone systems and cold-climate Aurora heat pumps. The problems we see on them:
| What you notice | Likely cause | What it usually takes |
|---|---|---|
| Code on the remote or a blinking light on the indoor unit | Sensor, communication or inverter board fault | Code-led testing before any part is ordered |
| Water dripping from the wall unit | Blocked drain, dirty coil, or a drain line that lost its slope | Drain clearing, coil and blower cleaning |
| Weak airflow or a musty smell | Dirty filters, coil or blower wheel | Deep cleaning of the indoor unit |
| Indoor unit runs, outdoor unit does not | Communication wiring, outdoor board or power | Electrical and communication tests |
| Cooling and heating both weak | Refrigerant leak at a flare joint, or a sensor fault | Leak search and sensor checks |
The blower wheel inside a wall unit is the part most owners never see. Dust and moisture build up on it over the years, cutting airflow and sometimes making the unit spit water droplets or smell musty. Rinsing the filters helps, but a packed blower wheel needs the unit opened and cleaned properly.
Our mini-split repair page covers ductless systems of every brand; this page is about what is specific to Daikin.
Ducted Daikin systems
Daikin also builds central systems that connect to ducts: the variable-speed DX20VC air conditioner, DX18TC air conditioners and DZ18TC heat pumps, and the compact Daikin Fit, a side-discharge inverter outdoor unit made for tight spaces such as narrow side yards. These pair with a Daikin furnace or air handler. Repairs follow the same logic as any ducted system — airflow, electrical, refrigerant, drains — but inverter models need control boards matched to the system and set up correctly after replacement. See heat pump repair for the heating side.
VRV systems in shops and offices
Daikin pioneered VRV (variable refrigerant volume), where one outdoor system runs many indoor units with each room controlled separately. VRV faults are diagnosed from the system’s codes and service data, and its parts are model-specific. VRV and other light commercial work goes through our commercial HVAC service.
Daikin, Goodman and Amana
Daikin, founded in Osaka in 1924, acquired Goodman and the Amana HVAC brand in 2012. For ducted systems that family connection can help with parts; see our Goodman and Amana pages. Ductless boards, sensors and fan motors, on the other hand, are specific to the Daikin model, and some have to be ordered — we tell you the parts path and timing before work begins.
What to have ready
A ductless system has two labels: one on the indoor unit (on its side or under the front cover) and one on the outdoor unit. Photograph both. Then note:
- the code on the remote or the pattern of blinking lights;
- whether one room or every room is affected;
- whether the problem is in cooling, heating or both.
Parts coverage depends on the model, the install date and whether the system was registered. The manufacturer’s warranty covers the part; labor is usually separate. Our repairs carry a 90-day warranty, and refrigerant work is done by EPA-certified technicians.
Local notes
Ductless units are common in additions, converted garages and other rooms in San Leandro homes that the original ducts never reached. With mild winters, a Daikin heat pump can carry the heating in those rooms most of the year; the coldest mornings in December and January are when defrost questions and weak-heat calls come in. In summer, units in sun-loaded rooms on the hillsides run long hours, which is when drains and dirty coils show up. If you are adding a room or replacing window units, see mini-split installation.
